We can introduce and evaluate prospective tenants; handle all the relevant paperwork and legal requirements; inspect the property and repair and redecorate when necessary; and most importantly of all, collect your rent.

Let Only Service

  • Market the property to the widest possible audience to find a suitable tenant
  • Accompany all viewings and provide regular written feedback.
  • Negotiate the terms of the tenancy
  • Reference the tenants and guarantors using a professional independent company
  • Draw up the tenancy agreement in line with your instructions
  • Collect the first months’ rent in advance and the deposit.
  • Set up a standing order for the ongoing rent.

For an additional cost we can also: arrange a third party inventory; arrange annual gas and electricity safety checks; lodge the deposit with TDS and ensure ongoing protection; negotiate tenancy renewals.

Rent Collection

  • The full ‘Let Only’ service plus:
  • Collect monthly rent and chase late payment
  • Manage the transfer of utilities.

For an additional cost we can also: negotiate tenancy renewals; check the tenant into the property; arrange a third party inventory; arrange annual gas and electricity safety checks; check tenant out; lodge deposit with TDS and ensure ongoing protection.

Fully Managed

  • All services outlined above in Let Only and Rent Collection plus:
  • Check the tenants into the property
  • Scheduled property inspections
  • Diarise and organise annual gas safety checks
  • Handle routine maintenance.
  • Provide a 24 hour emergency call out service
  • Resolve any tenancy issues
  • Negotiate tenancy renewals
  • Manage the property and the tenancy in line with current letting regulations
  • Check tenants out of the property
