The Smoke and Carbon Monoxide Alarm Amendment Regulations 2022

The Regulations are due to come into force on 1 October 2022 and affect both private and social housing landlords in England and Wales.

The main changes are:

CO alarms are now required where there is any fitted combustion appliance other than a gas cooker (includes gas and oil-fired boilers)
New provision requiring landlords to repair or replace a non-working smoke or CO alarm ‘as soon as reasonably practicable’ if a tenant or their representative reports it as not working

What it means for Landlords

The regulations will apply to all tenancies from 1 October 2022. At Howard we recommend all rental properties should already have a CO alarm fitted where there is a fitted combustion appliance like a boiler, as ultimately it will protect your tenants and provide peace of mind.

Arrange the supply and fit of alarms when required.
Check the smoke and CO alarms are in working order at the start of a new tenancy*
