The abolishment of Section 21 ‘no fault’ evictions, and lifetime deposits for tenants - The Renters Reform Bill could bring many challenges to the PRS in 12 -18 months’ time, as agents and landlords adjust yet again to more changes.
Lifetime deposits would allow deposits to be passported between tenancies, while the abolishment of Section 21 is likely to result in the use of Section 8 Grounds to gain possession.

End to ground rents
Confirmation of leasehold reform, which will put an end to excessive ground rent increases by freeholders for new leasehold properties.
New Building Safety Regulator
The UK Government intend to establish a new regulator for building safety along with substantial reforms to the building safety regime.
Planning reform and homeownership
Aims to simplify and speed up the planning process while making it harder for homeowners to block new housing schemes.

There is no official information available on how and when these reforms will be introduced, it is very much a case of 'watching this space'. But whatever happens the team at Howard will be fully prepared and ready for the changes!
