Lettings

Moving in

If you were already due to move into a property within the next few weeks your move will still go ahead.  You will be contacted regarding the arrangements. We will not be commencing any new move-ins at this time.

 

Guidance for clients and tenants of our Fully Managed service*

Moving out

If you are moving out of a property managed by Howard, a VACANT checkout will be conducted on the last day of the tenancy.  A ‘vacant checkout’ is where you have removed all your belongings and have completely left the property. 

You will have been sent details on the checkout process prior to your checkout, but it goes without saying it is very important you clean the property thoroughly

Upon leaving the property please deposit your keys at our office 203 Whiteladies Road, BS8 2XT:

·         Place them in an envelope with your full name and the number of ‘sets of keys’ you are returning

·         Do not put the property address on the envelope

·         Put them through the letterbox

If you are a tenant we understand this may be a worrying time. While further guidance is awaited regarding rent payments, it is important that you keep in touch if you are in financial difficulty so your landlord can be made aware of the situation and work with you to get through it.

**Please note, if you pay rent direct to your landlord and they manage the property themselves, you will need to contact them direct.

 

Maintenance

Tenants - Please continue to report maintenance issues at https://howard.fixflo.com.  Your request will be triaged in order of priority and whether or not it is an emergency.  All non-emergency works will be put on hold until further notice.

Landlords- you will be made aware of any issues as soon as possible and those deemed an emergency will be dealt with on your behalf.  If you need to make contact regarding a maintenance issue please email cliftonmaintenance@howard-homes.co.uk

 

Gas Safety

At the time of writing this gas safety appointments are still going ahead.  This may change as the MHCLG (Ministry for Housing, Communities and Local Government) is still looking into property maintenance tasks such as gas safety checks and hopes to issue guidance on these points as soon as possible.

If you are contacted regarding a gas safety check and you have symptoms of Coronavirus/ have been in close contact with anyone who has the virus you must contact cliftonmaintenance@howard-homes.co.uk

 

Contractors

The Howard office is closed until further notice.  In an emergency, access may need to be arranged directly with the tenants.

However in the event keys need to be collected from the office arrangements will be made with you direct.
